What are the most popular staircase updates?

  • Hardwood treads with white risers. The most requested change. Treads are stained to match or contrast with new floors. See our flooring guide if you're replacing floors too.
  • Iron balusters. Swapping builder-grade wood spindles for iron (straight, twist, basket or knuckle styles) instantly updates a 1990s or 2000s staircase.
  • A darker handrail. Staining the handrail and newel posts a deep brown or black, with white or black balusters, is a classic look.
  • Modern railings. Square newels with flat or horizontal metal balusters, or cable rail for a clean, open look.
  • Opening a closed staircase. Taking out the wall beside the stairs and adding a railing lets light through and makes the room feel larger.
  • Stair lighting. Small LED step lights in the wall or risers for safety at night.

What are the code rules for stairs and railings?

Georgia homes are built to the International Residential Code. When we replace railings or rebuild stairs, they have to meet the current rules, which can be different from what was there before:

RuleGeneral requirement
Handrail height34 to 38 inches above the stair nosing
Guard (railing) height at landings and loftsAt least 36 inches
Baluster spacingA 4-inch sphere can't pass through (4 3/8 inches on the stair's triangle)
Riser height7 3/4 inches maximum
Tread depth10 inches minimum
Headroom6 feet 8 inches minimum
When guards are requiredWhere the drop is more than 30 inches

Tip: Many older staircases have balusters spaced too far apart for small children. A railing update fixes that, and it's worth doing if you have grandkids visiting.

How long does a staircase remodel take?

  1. Measure and choose (1 to 2 weeks). Pick the tread species and stain, riser color, baluster style and newel posts. Iron balusters and custom treads can take a week or two to arrive.
  2. Tear-out (1 day). Carpet, pad, old spindles and trim come off. The stairs stay usable with care.
  3. Treads and risers (2 to 4 days). New treads are cut and fitted to each step, risers are covered or replaced, and skirt boards are updated.
  4. Railing (2 to 5 days). Newels, handrail and balusters are installed and secured.
  5. Stain, paint and finish (2 to 5 days). Treads are stained and finished, risers and trim painted. Use the stairs in socks until the finish cures.

Do I need a permit?

Swapping treads, risers and balusters on an existing staircase is generally treated as repair and usually doesn't need a permit in Gainesville or Hall County. Rebuilding or moving a staircase, changing the rise and run, or removing a load-bearing wall beside it usually does. Eric pulls any permits himself. See our building permits guide, and our wall removal guide if you're opening up the stairs.

Should I do the stairs with my floors?

Usually, yes. Doing the stairs at the same time as new main-level floors lets the treads and nosings match the floors exactly, and it avoids a second round of dust and disruption. It's also part of many whole-home renovations and older-home remodels. If you're getting ready to sell, a staircase is one of the first things buyers see when they walk in. Staircase remodel FAQs

How much does it cost to replace wood spindles with iron balusters?

Usually about $1,500 to $6,000, depending on how many balusters there are and the style. The old spindles come out, the handrail and base rail are prepped, and the iron balusters are set and secured. The handrail is often stained or painted at the same time.

Can you put hardwood treads over carpeted stairs?

The carpet and pad are removed, then the old rough treads are either cut flush and capped with new hardwood treads or replaced. Risers are covered or replaced and usually painted white. It typically takes 2 to 4 days.

How long does a staircase remodel take?

Most staircase remodels take about 2 days to 2 weeks. New treads and risers take 2 to 4 days, a railing swap 2 to 5 days, and staining or painting adds a few days for drying. Opening a closed staircase or rebuilding one can take 2 to 4 weeks.

What are the code rules for stair railings in Georgia?

Georgia uses the International Residential Code. In general, handrails must be 34 to 38 inches above the stair nosing, guards are required where a drop is more than 30 inches, guards at landings and lofts must be at least 36 inches tall, and balusters must be close enough that a 4-inch sphere cannot pass between them. Stair risers can be at most 7 3/4 inches and treads at least 10 inches deep.

Can you open up a closed staircase?

Often. Removing the wall or knee wall beside a staircase and adding a railing opens up the room. It usually costs about $2,000 to $8,000, more if the wall is load bearing or holds wiring or ductwork.

Do I need a permit for a staircase remodel?

Replacing treads, risers and balusters on the same staircase usually does not need a permit. Rebuilding or moving a staircase, changing the rise and run, or removing a load-bearing wall beside it usually does. Eric pulls any permits himself.
