Roof Replacement in Gainesville, GA

New shingle and metal roofs, roof repairs, rotten decking and storm damage in Gainesville, Flowery Branch, Oakwood, Buford, Murrayville, Lake Lanier and across Hall County.

Quick answer: A new roof in Gainesville and Hall County typically costs about $6,000 to $22,000 for architectural asphalt shingles on an average house and about $12,000 to $45,000 for a standing-seam metal roof. Small repairs such as a few shingles, a flashing leak or a cracked pipe boot usually run $300 to $3,000. Most shingle roofs are torn off and replaced in 1 to 3 days, and in Georgia's climate architectural shingles last about 20 to 30 years. EBD Construction LLC, a licensed and insured general contractor based in Gainesville, Georgia, repairs and replaces roofs along with the rotten decking, fascia and gutters underneath, and owner Eric Bubniak pulls all permits himself. Who replaces roofs in Gainesville, GA?

EBD Construction LLC replaces and repairs roofs across Gainesville, Flowery Branch, Oakwood, Buford, Braselton, Murrayville and the Lake Lanier area. Because we're a general contractor and not a roofing-only company, we fix what's under the shingles too: rotten roof decking, fascia and soffit boards, damaged rafters, leaks around chimneys and skylights, and the ceiling stains a leak leaves behind inside. Eric runs every job himself from the first look to the final cleanup.

How much does a new roof cost in Gainesville, GA?

Roof prices depend mostly on the size and steepness of the roof, the material, how many layers of old shingles come off, and how much rotten wood turns up. Here's a general guide for the Gainesville area. It isn't a quote.

ProjectWhat it usually involvesTypical range
Roof repairReplace missing shingles, reseal flashing, new pipe boots, fix a small leak$300 to $3,000
Architectural shingle roofTear off, new underlayment, drip edge, flashing, vents and shingles on an average home$6,000 to $22,000
Large or steep shingle roofTwo-story, steep pitch, many valleys or dormers, or lake homes with hard access$15,000 to $35,000+
Standing-seam metal roofConcealed-fastener metal panels, trim and underlayment$12,000 to $45,000
Porch or addition roofMetal or shingle roof on a porch, carport or small addition, tied into the house$2,000 to $12,000
Rotten deckingReplace soft or delaminated plywood or OSB found during tear-off$75 to $125 per sheet
Gutters and fasciaSeamless gutters and downspouts, rotten fascia and soffit replaced$1,000 to $4,000

Tip: Ask every roofer how they price rotten decking. Nobody knows how much is bad until the old shingles come off, so a per-sheet price in writing keeps the final bill from surprising you.

Should I repair or replace my roof?

A repair is usually the right call when the roof is less than about 15 years old and the problem is in one spot: a few shingles blown off in a storm, a leak at a chimney or plumbing vent, or a dented ridge cap. Replacement usually makes more sense when:

  • The shingles are 20 or more years old and curling, cracking or shedding granules into the gutters.
  • Leaks show up in more than one place, or keep coming back after repairs.
  • The decking feels soft or sags between rafters when you look along the roofline.
  • Storm damage covers a large part of the roof, especially hail bruising on several slopes.
  • You're selling soon. Buyers and home inspectors in Hall County look hard at roof age, and an old roof often becomes a price cut.

When you call, Eric will tell you honestly if a repair will buy you a few more good years.

What's the best roof for a North Georgia home?

  • Architectural asphalt shingles are what most Gainesville homes have and the best value. They last about 20 to 30 years here, carry higher wind ratings than old 3-tab shingles, and come in algae-resistant versions that fight the black streaks common under our shade trees.
  • Standing-seam metal costs more up front but lasts 40 years or more, sheds pine needles and leaves, and reflects summer heat. It's popular on lake homes, farmhouses and porch roofs.
  • Exposed-fastener metal (the ribbed panels on barns and shops) costs less than standing seam and is a good fit for outbuildings and simple porch roofs.

Whatever is on top, the parts you don't see matter most in our humid climate: synthetic underlayment, ice-and-water shield in valleys and around chimneys, new flashing, and enough attic ventilation to keep the decking dry.

Will insurance pay for a new roof after hail or wind damage?

Often, if the damage was caused by a storm and not by age. Hail and strong summer storms come through Hall County most years. Here's how to handle it:

  1. Look from the ground and inside. Missing shingles, dents on gutters and vents, granules piled at downspouts, or new ceiling stains are signs to check.
  2. Call your insurance company to open a claim. Most policies set a time limit for reporting storm damage.
  3. Get an inspection. EBD Construction can walk the roof, photograph the damage and give you a written estimate to share with your adjuster.
  4. Protect the house. If water is coming in, we can tarp the roof the same week so the damage doesn't spread.

Be careful with storm chasers who knock on doors after a hailstorm. In Georgia it's against the law for a contractor to offer to pay or waive your insurance deductible, and a local contractor will still be here if something needs attention later. Our guide to choosing a contractor lists more questions to ask.

Do I need a permit to replace a roof in Hall County?

In most cases, yes. Re-roofing generally needs a building permit in Gainesville city limits and unincorporated Hall County, and Flowery Branch, Oakwood and Buford run their own permit offices. Structural repairs such as new rafters or a new porch roof always need one. EBD Construction pulls all required permits itself, and some HOAs in south Hall and around Lake Lanier also want to approve shingle colors before work starts, so we check that too.

How long does a roof replacement take?

Most shingle roofs on an average Gainesville home are replaced in 1 to 3 days. Steep, two-story or lake homes and metal roofs usually take 3 to 7 days, plus weather delays. A typical EBD roof job goes like this:

  1. Free roof check. Eric looks at the shingles, flashing, attic, decking and gutters and talks through repair vs. replace.
  2. Written estimate and permit. You pick the material and color, with decking priced per sheet, and Eric pulls the permit.
  3. Tear-off. Old shingles and underlayment come off, and the yard and driveway are protected with tarps.
  4. Decking repairs. Soft or rotten sheets are replaced, and you see them before they're covered.
  5. New roof. Drip edge, underlayment, ice-and-water shield, flashing, vents and shingles or metal panels.
  6. Gutters and trim. Rotten fascia and soffit replaced and gutters rehung or replaced.
  7. Cleanup and walkthrough. A magnetic sweep for nails and a final look together.

Planning more exterior work? Doing new siding and paint at the same time as the roof lets the flashing and trim tie in cleanly, and it's the right moment to add a covered porch or a screened porch under a matching roofline.

Roof replacement FAQs

Can you put new shingles over the old ones?

Sometimes code allows one layer over another, but we usually recommend a full tear-off. It's the only way to find and replace rotten decking, and a second layer adds weight and shortens the life of the new shingles.

What causes black streaks on my roof?

Usually algae that grows in shade and humidity, very common around Gainesville and Lake Lanier. It's mostly cosmetic. Algae-resistant shingles keep it from coming back on a new roof.

Do I need to be home while the roof is replaced?

No. Most homeowners go about their day. It's loud, so pets and anyone working from home may want to be elsewhere during tear-off.

Can you match my roof after a repair?

We get as close as we can. Shingle colors change over the years and older roofs fade, so a small repair may look a little different at first and blend in with time.

Is metal roofing loud in the rain?

Not over solid decking and underlayment, which is how we install it on homes. It sounds about like a shingle roof from inside.

Is EBD Construction licensed and insured?

Yes. EBD Construction LLC is licensed and insured, all work is guaranteed, and references are available on request.
